Maplewood Farm
Hillsborough
$329,000

Maplewood Farm sits on a hillside in Hillsborough Center and abuts the Fox State Forest, where you can explore miles of trails.  This gracious 1805 historic home boasts 5 bedrooms and 4-1/2 baths, has been well maintained and has had several recent updates. Located mid-way between Concord and Keene, this region offers plenty for guests to do; ski at Pat’s Peak and dine in Henniker or shop the oval in Keene.  In its long history, the house has served as a tavern, rooming house and a quaint B&B.  The opportunity to run a hospitality or other in-home business remains.

Guests can enter the house from the front porch into a foyer decorated with a mural inspired by Rufus Porter that recalls the bygone colonial age.  To the right is a large, sunny parlor with an auxiliary kitchen, perhaps left over from when the house held two families.  The floor in here was recently refinished and there's a new woodstove insert in the fireplace.  To the left of the entry is a restful, front room with refinished floors and built-in shelves plus a cheerful fireplace.  Down the hallway is the paneled dining room with a fireplace and diamond-patterned painted floors that evokes the days when travelers gathered at the Maplewood Inn. Today’s modern kitchen has direct access to the dining room.  Here you’ll find a huge walk-in pantry and new stainless steel appliances to run your household.  A pass through from the kitchen brings efficiency to the every-day dining area, with a working wood fired cook stove plus a new half bath along with utility room.  A fenced yard is right off the kitchen.  Tucked in the corner off the kitchen is another room that could serve as an office, bedroom or family room. New French doors lead from the kitchen onto a patio that forms in the corner of the house and the ell. The floor plan is designed to accommodate friends, family and guests.

The second floor holds two front bedrooms overlooking the front yard and each has its own bath and closet. One includes a fireplace. The wide 2nd floor hallway has several historic photos and documents of Maplewood Farm plus plenty of built-in closets for linens or decorations. Farther down the hallway are two smaller bedrooms each with its own closet. For your convenience and comfort, the house has central vac along with air conditioning!

From the kitchen, you can access the “addition”, via the dining area or from two separate outside entrances. This space could be used for living, guests or it would make a terrific spot for in-home businesses such as antiques, vet or dentist office, yoga or artist studio. There is a ¾ bath on the first floor just off the large, pine paneled room with a stenciled wood floor.  A small propane stove creates both warmth and ambiance.  Above on the 2nd floor, are two more rooms and a full bath, for guests or perhaps convert to an in-law. The back room offers both a gas stove and access to a private deck.

Outside are 14 acres of open fields, dotted with large boulders and split into pastures, with cord fencing making livestock rotation easy.  In addition, there are a couple of run-in sheds to provide protection for inclement weather. The 36' x 48' barn is a timber frame replica with mortise and tenon construction that was built in 2009. Craftsmen will appreciate the construction and stockmen will have all the amenities needed; water, electric, concrete drive-thru aisle, 3 horse stalls (with room for 2 more), sheep shed, work room, feed room and walk up loft.  The 3rd story loft provides plenty of hay or shavings storage and is accessed with an interior staircase from the tack room.  A clever concrete pad was poured behind the barn to eliminate mud from animals coming and going.  An extra driveway was excavated to access the barn and it has plenty of space for maneuvering trailers and guest parking.  There is also a smaller antique barn near the house that has one tandem bay for parking vehicles and a loft space for storage. To complete the country ambiance, a small brook runs under the pines along the east side of the property and stonewalls bound the fields. There is also a small cluster of apple trees that will keep you in pie heaven!
