Thirteen Colonies Farm
Milton
$275,000

Sited on just over 11 level acres, just a quarter mile from the Farm Museum, Thirteen Colonies Farm has a rich and diverse history in the town. The Greek Revival farmhouse has been a home to an antique shop, a B&B, a dairy farm when it sat on more farmland and currently is being used by its retired owner as a successful rental property with five units. The area is touristy as it is located on country Route 125 which runs parallel to Route 16, a heavily traveled tourist highway connecting I-95 near Portsmouth to the North Conway area and the Mount Washington Valley.

The main house is divided into two units, up and down, and is easily converted back to a single residence and the long ell which is attached to the house and runs back to the barn houses three smaller units. The buildings were reroofed, windows replaced and a new septic system added about 11 years ago.

The great 31’ x 51’ barn still retains the dairy stanchions and the milk room. Currently a few boarded horses call this home. Additional buildings include an oversized two car garage and a wood shed that holds the cordwood used to feed the wood boiler that supplies forced hot water heat for all five units!

There are approximately 4 or 5 acres of open land that only need brush hogging to make it field again.  A few fruit trees as well as tenant vegetable gardens and chickens complete the package.

Thirteen Colonies is abutted on two sides by a large produce farm.  The property is zoned LDR, low density residential, which allows residential, agricultural, recreational and rural land uses.  Please see the town’s zoning ordinances for information about ideas you may have.  We think the property has multi-use potential and only needs someone with vision to make it thrive and even more income-productive. A few ideas include:

A Destination Farm
NH Agri-tourism is gaining incredible momentum.  Guests (mostly city folks) pay to stay on the farm. They love to help with chores, get their hands dirty, collect eggs and be up close to farm animals in exchange for learning and experiencing daily farm life. It’s a win-win.

Horse Boarding - A horse boarding facility might be another option, the barn is large and more stalls can be created. A few horses are already boarded here.

A Horse Hotel - Many, many equestrians travel with their horses and occasionally need a layover stop, a place that provides both horse and rider with accommodations en route to their final destination.  With several exits off Route 16 onto Route 125, it would be easy for a truck and trailer to get to the farm without getting lost or having to drive on bumpy back roads in the dark.

A Personal Investment
- The income from the rental units could provide funds for additional renovation or retrofitting the property as you see fit. Perhaps bringing it back to a working farm for a family is all that’s needed.

The farm is located just about an hour from Kennebunkport, ME and only 40 minutes from Portsmouth for exceptionally fine dining and salt water access.  It is just an hour to Conway for great shopping and the fabulous four-season recreation that NH is famous for!  Boston is only 2 hours away and it’s a 4 ½ hour drive from NYC!

Definitely bring your ideas and an open mind when you view this property!
